- The subject of this application is land located within Peebles, the main town in Peeblesshire (now part of the Scottish Borders) covered by postcodes EH45 9HR, EH45 8LY and EH45 9BU at grid reference NT 2600 3985. It lies in the Southern part of the town on the South side of the River Tweed between Kingsmeadows Road (B7062) and the River Tweed within the grounds and policy of Kingsmeadows House. Annex E shows the land, with the boundary marked red. Boundaries have been chosen to include all land on title PBL5914, excuding gardens promised to residents and excluding the site for planning application 24/00247/FUL. The subjects are an area of amenity land extending to approximately 10.9 acres (4.4 hectares) in two distinct blocks of woodland, with a small link of meadow / grassland between them next to the River Tweed. Western land approx 5.2 acres (2.1 hectares), Eastern land approx 5.4 acres (2.2 hectares) and riverside connecting strip approx 0.2 acres (0.1 hectares). The land is reasonably level, being approximately 160m above sea level. There are unmade, natural footpaths through the land at present. The soils are clay loam and alluvial clay loams. The land is predominantly mixed broadleaved woodland, including mature oak, beech, ash as well as some Scots pine and specimen giant redwood and cypress trees, with 91 trees listed on the Woodland Trust's Ancient Tree Inventory (10 veteran, 81 notable). The woodland understory contains 16 species of ancient woodland indicator plants. The woodlands appear on the 1856 OS Map and 1823 John Wood Map as woodland. It was noted on inspection there are a number of trees that are showing signs of dead or decaying wood and there was also evidence of some wind blown damage. The woodlands don't appear to be actively managed. The Northern boundary (approximately 600m long) is the River Tweed. The Southern Boundary (approx 610m) along Kingsmeadows Road is a stone wall approximately 4–6ft high in places and is included in the listing of Kingsmeadows House as category B listed. The Western and Eastern boundaries are fenced with wire strung between wooden posts approximately 1 meter in height. The Western boundary (approx 75m) is adjacent to a private residence (Prior's Reach). The Eastern boundary (approx 210m) adjoins amenity woodland, well-used by the community, and runs adjacent to a permissive right of way listed on Scottish Borders Council's core path network as route M9. The Southern and Eastern boundaries are also the boundary of the Peebles Conservation Area.
